Employee Parking

    1. Tenant staff shall not park in any designated patient, visitor, emergency, or medical staff parking lots.  Tenant staff shall always accommodate preferred parking for patients, visitors and other guests of the building by using the most remote parking from patient and visitor entrances.
    2. Provider parking spaces are offered closer to the building for individuals who are travelling frequently between sites during the day or are responding to urgent patient needs (ED, surgery, OB, etc.). It is not intended to be utilized for providers that work set hours in a single building (scheduled shifts). Providers that don’t meet the criteria are to park in the other designated employee lots. 
    3. Tenant’s staff with qualifying health issues should obtain authorization for a disability placard from the DMV – allowing them to park in designated handicapped spaces.
    4. Parking motorized vehicles with trailers is not permitted. (i.e., boats, campers, etc.)
    5. City public streets may be available for Tenant staff parking. Parking for Tenant Staff is available in the lots as shown on the attached parking plans.
    6. Landlord is not responsible for vehicle damage, theft of the vehicle, or the contents within.
    7. On snow removal days and during parking lot maintenance, please observe temporary parking instructions.
    8. Parking for periods longer than 24 hours requires notification to the Security department.
    9. Vehicles shall not be left running and unattended. This includes Tenant Staff, couriers, vendors, and contractors.
    10. To ensure compliance with this policy, the parking lots will be monitored by Landlord’s Security and/or Facilities Management staff. Violations of this policy that occur between 6am and 5pm Monday through Friday in all patient/visitor parking lots, and 24/7 in Emergency Department parking lots, will result in the following actions:
    • First violation: vehicle will receive a “tag” informing the vehicle driver that they are parked in violation of this policy. The vehicle’s license plate and operator will be recorded.  An email will be sent to the main tenant contact (and employee, when possible) indicating the date and time of the violation. 
    • Second violation: Vehicle will receive a 2nd tag, license plate and operator will be recorded and an email will be sent to the main tenant contact (and employee, when possible) indicating the date and time of the violation. This will be followed up with a phone call to the main tenant contact to reinforce this policy and alert them of future consequences.
    • Third violation: Vehicle will receive a 3rd tag, license plate and operator will be recorded and an email will be sent to the main tenant contact (and employee, when possible); indicating the date and time of the violation. Additionally, the tenant will be assessed a $25 fine that will be added to the Tenant’s monthly rent statement.
    • Fourth and subsequent violations: Security will inform the property manager of the 4th violation, provide supporting documentation of each preceding violation, and seek approval to tow the vehicle to the Cherry Street parking lot (in Waconia) or to a designated employee parking location on other campuses. The property manager will email or call the main tenant contact to communicate this decision. The Tenant will be responsible for the cost to move the vehicle – not to exceed $100. These costs will be added to the Tenant’s monthly rent statement.

    11. Tenants can contest the first, second or third violation as follows:

    • The Tenant’s main contact should first speak with the employee that violated the policy to discuss the circumstances. If the main Tenant contact agrees the violation should be contested, a communication should be sent on behalf of the employee to Ridgeview’s Director of Security requesting the violation be overturned.  This communication shall include necessary documentation and evidence to support the request.
    • If Ridgeview’s Director of Security agrees, the violation will be overturned and will not count against the Tenant.  This decision will not overturn any previous violations. 
    • Ridgeview’s Director of Security will make the final determination when reviewing all 1st, 2nd and 3rd violations.

    Waconia Parking

    Vendor Check-In / Out

    It is strongly encouraged that contractors be issued a work order, from the tenant, authorizing them to perform work in your suite. The work order will include detailed instructions, contact name and location of their work. It is recommended that suppliers contact the appropriate tenant representative ahead of time to let them know who will be visiting and the purpose of the visit.

    **When scheduling work that requires access to access common areas, utilities and grounds, tenants must communicate planned maintenance activities with Ridgeview at least 72 hours in advance, to review the scope of work and coordinate access.     Tobacco-Free Environment

    All Ridgeview-managed properties and grounds are designated as tobacco free to enhance the patient experience and improve the health of the communities it serves. The use of tobacco-based products is prohibited by patients, visitors, employees, tenants, contractors and vendors in buildings and on the grounds of Ridgeview managed properties.

    Tenant Emergency Contact Information

    Tenants shall provide Ridgeview with up-to-date information regarding emergency contacts during business and non-business hours by using the Tenant Operational Hours and Contact Information Form. Tenant Operational Hours and Contact Information Form. Ridgeview will also send a request for an update of this information on an annual basis using this form. 

    Vendors Working On Television Signal and Computer Network Systems

    Areas in which tenants must pass through designated common-area routes must be reviewed and preauthorized by Ridgeview. Access to business-sensitive areas such as common-area voice, data, mechanical, or electrical system must be preapproved and scheduled with Ridgeview Facilities Management. Scope of work and access shall be supervised as required by Ridgeview. Notification shall be provided no less than 72 hours prior to the scheduled visit. Please call 952-777-4458.

    Hazardous/Infectious Waste Disposal

    Each building, business or tenant that generates hazardous or infectious waste is required to register as a licensed hazardous waste generator, and contract with a hazardous waste hauler at its own expense. Ridgeview-managed properties are not responsible for the hazardous or infectious waste generated by other businesses.

    Signage

    Tenants must adhere to all signage terms within the lease. All types of displays are subject to review and approval by Ridgeview’s Property Management services and Ridgeview’s director of Marketing & Communications, and must be consistent with the details below. Any approved signage must comply with all building codes and National Fire Protection Association Life Safety standards (examples are noted below).

    To ensure safety of patients and visitors, and to help provide aesthetically pleasing lobby and common gathering areas of all Ridgeview-owned and managed properties, Ridgeview asks for your compliance with the following signage guidelines:

    Posters/promotional banners

    • Standard-size, professional banners and foam-core mounted laminated poster signage promoting new clinics or physicians/providers can be displayed in the building lobby and elevator bank areas for a period of 30 days. Each tenant suite is limited to one sign posted at any given time. Acceptable sizes include standard poster size, 24×36 in. standing on an easel, or 33×74 in. floor-standing banners; variations will be considered. (Please see examples of acceptable style on page 2). Ridgeview Marketing & Communications and Property Management staff will monitor the usage.

    Such signage must be freestanding or easel mounted/supported and not affixed to walls, windows, or doors. Easels must be provided by the tenant/clinic.

    • Such signage must not block or impede access to doorways, elevator entrances, or stairwell entrances, or interfere with patient/foot traffic.
    • Such signage cannot compromise building safety features or be affixed to any building surface.
    • Promotional posters or signs announcing seminars or support groups are not allowed in common areas.
    • Please share your signage plans and samples/proofs at least two weeks in advanced. Requests will be reviewed and /or approved on a first-come, first-served basis.
    • Balloons are not allowed in lobby areas. For special events (such as grand openings) latex-free balloons are permitted immediately outside clinic entrance for one day (event) only.
    • If signage does not meet guidelines, Ridgeview’s Property Management staff will contact the tenant with a request to comply. If compliance is not met within 24 hours of notice, signage will be removed.
